Conditional Use Permit 19-010 - A request to modify an existing conditional use permit (CUP 08-004 and CUP 10-006) to reduce the floor area and modify the existing 2-story restaurant/bar/nightclub operation (3 Vinos) to be located and operated on the 2nd floor and add a new “gastropub” restaurant/bar (Slaters 50/50) to be located and operated on the ground floor, located at 201 N. Citrus Avenue.

Mitigated Negative Declaration (MND): to consider a recommendation to the City Council for the adoption of a MND as adequately prepared in accordance with California Environmental Quality Act (CEQA) and adoption of the required findings under CEQA and the Mitigation Monitoring and Reporting Program for Tentative Tract Map (TTM) 73661, Site Plan Review (SPR) 16-028, and Street Vacation (SV) 20-001, for the proposed mixed-use development of 161 units and 16,500 square feet of commercial space on approximately 5.3 acres, within the Mixed-Use Zone (formerly TCSP Zone 4) of the Covina Town Center Specific Plan - APN: 8431-015-042, 8431-014-015 and 8431-104-008. Tentative Tract Map (TTM) 73661 and Site Plan Review (SPR) 16-028 - to consider a recommendation of approval to the City Council for the proposed subdivision for condominium purpose and a mixed-use development consisting of 161 units and 16,500 square feet of commercial space on approximately 5.3 acres, within the Mixed-Use Zone (formerly 2004 TCSP Zone 4) of the Covina Town Center Specific Plan – APN: 8431-015-042, 8431-014-015 and 8431-104-008. Street Vacation (SV) 20-001 – to consider a recommendation of approval to the City Council for vacating approximately 417 lineal feet of West Geneva Place between north Citrus Avenue and North Third Avenue, and the 20 feet wide and 157.3 feet long alley adjacent to the east side of 141 West Geneva Place.
